As a growing company Pinnacle Lake Tahoe Getaways has realized a few new things that we are implementing into our rental program. One of the biggest issues we have dealt with is garbage removal. With most of the unit’s garbage days midweek and most guest departures on Sunday there have been many occasions where the garbage will have to sit in the garage or on the side of the house exposed to our wildlife. The best solution to this problem is to install bear boxes at all of our rental units without a proper refuse system. This will eliminate trips to the dump (which add up in cost over time) keep our animals out of the trash safe and alive, and add value and functionality to the home… win-win for all parties. Another thing we are implementing is the addition of a land line phone in each of the units. This is not meant for guests to chat on simply so they have the ability to call 911 in the event of an emergency. Currently AT&T has local unlimited calling for only $10.69 a month, there is no need to get long distance service as we only want to have the landline in case of an emergency. Another feature we would like to execute in all of the rentals is a temperature sensitive alarm which will notify us directly when the temperature of the home falls below or rises above a certain temperature. This will give us a jump on any of the hundreds of possible problems that could go on with your homes not to mention let us know if guests arrive early or stay late. These alarms will allow us to keep a better eye on your property and remedy problems when they begin, not when they are discovered. We are just trying to keep our guests and homeowners happy and these procedures will help us continue to offer great service and top notch property management for years to come.
Lake Tahoe Vacation Rental Managers Attend Conference
Management for Pinnacle Lake Tahoe Getaways just returned from an exciting Vacation Rental Managers conference in Las Vegas where they met with some of the leading Vacation Rental Managers from around the country. It appeared that Pinnacle Lake Tahoe Getaways were the only represenatives from the Lake Tahoe area so the group used that to their advantage networking with many different Vacation Rental companies. What the management group learned was diverse in scope and substance but the core issue seemed to be that today’s guest is demanding a value driven vacation experience and that what worked in the past may indeed be a thing of the past. Lake Tahoe vacation rental guests have been demanding value and Pinnacle Lake Tahoe Getaways will continue to strive towards that end.
Dana Benedict, Flip Walker and Jason Sherman atteneded the conference which was held at The Golden Nugget in Las Vegas, NV April 30-May1.
Lake Tahoe Vacation Rentals: A Great Value?
It has come to my attention that many folks traveling or planning to travel to Lake Tahoe have the impression that staying in a cheap, moderate or even luxury hotel are getting a better value as the per night charge appears to be much less than a beautifully appointed Lake Tahoe Vacation Rental. On the surface it might seem that is the case but lets “do the math”. We need to take into account the number of people traveling, their eating habits and how many beds the group will need. As an example we will use the classic case of Mom, Dad and two teenage siblings. Probably they would request 3 separate bedding arrangements and privacy will be taken into account. At least (2) two motel rooms will be required for this scenario.
Advertised motel rate $79 per night x (2) = $158. Add the mandatory 10% Tax and the total per night for the two rooms will be $173.80. Assume this is a weekend ski getaway for (2) nights and the room total will be $347.60.
Now you have to eat, right? Let’s assume that this group arrives on Friday night and after checking in are hungry for dinner and they decide on Applebees. (2) appetizers, (4) entres, (2) soft drinks and (2) adult beverages and they skip dessert. Total= $86.00 + 20% tip = $103.20.
Day 1 food : Breakfast for (4) at Carrows: $52.80 Lunch for (4) on the mountain:$44.00. Apres ski beverages at the lodge: $24.00 Dinner that evening at Cantina Los Tres Hombres: $93.60.
Day 2 food: Breakfast for (4) at The Red Hut: $57.60. Lunch again on the mountain: $44.00 and a light meal driving home at a fast food joint: $24.00
Total Lodging and food expenditures for the weekend: $790.80. And you had to stay in a cramped motel room !
Now, lets take on of Pinnacle Lake Tahoe Getaways vacation rental units that would have accommodated this group perfectly. Property number 3721PT is a gorgeous South Lake Town Home seconds to Heavenly Mountain Resort, Lake Tahoe Beaches and the famous South Lake Tahoe nightlife. The property features (3) large bedrooms, big kitchen, (2) bathrooms, large living area with flat screen TV, DVD, and a Sony WII! The rate “out the door” which includes all taxes and fees would have been for this hypothetical winter ski weekend $600.74. Assuming that $150 in groceries will feed this group including adult beverages and sodas for the weekend the total cost to stay in a fabulous vacation rental would have been $750.74!! A savings of about $40 bucks! “Do the math”! A Lake Tahoe Vacation rental just makes so much more sense that a cramped motel or hotel room it isn’t even funny!
